Rocking Renovation: From Shabby to Chic

Located in a highly sought-after area of Briar Court, this Rocking Renovation showcases the complete transformation of this now modern 3-bed 2-bath single-family home in Houston, Texas. The renovation on this property was executed by an investment group that was able to complete all repairs and upgrades in under five months. Although the property had escaped flooding and damage from hurricane Harvey, the wear and tear through the years was clearly visible throughout the entire property. Prior to the remodel, the home had an antiquated layout and theme, heavily based on orange brick and brown square patterns. The flooring, consisting of old and moldy carpet, permeated the house (bathrooms as well). Heavily soiled stains were visible in areas such as the bedroom. The landscaping was dull and featured dead grass and a rotten wood entrance. Post renovation, the property is now the furthest from shabby and distressed.

The investors brought this property into the 21st century with a budget of about $100k. They purposefully chose an open space concept to improve the flow and utilization of the home. The carpet flooring was completely replaced with tile throughout, including the master bedroom. The two remaining bedrooms now have brand new carpet. The kitchen was updated with white counter tops, a modern sink and new kitchen appliances. The island was also upgraded to match the rest of the kitchen. The bathrooms now feature new tiles and fixtures. And, the master bedroom received the most updates with a new shower, vanities and countertop.

Although the goal was to fully modernize the home while maintaining the essence of its structure which gave it character, salvaging the chimney was detrimental to this goal due to its size and connection to the vaulted ceilings. The borrowers stated, “We did remove the original brick mantle.

The carpenter designed a simple and clean mantle that helped bring up the brick work on the chimney. It turned out great.” The exterior of the property also saw a lot of tender loving care with the renovation of the outside porch, backyard, and added landscaping. The property was painted a modern white to add some life and color to it and the front door was painted red for a modern touch. The property is currently under contract, with a pending sale, and will soon be called home by a happy Houston family.
